Topics getting the most attention in Prince George's County public meetings, ranked by how frequently they come up.
Delays in licensing before/after care at new PGCPS schools
Before/after care vendors at new schools can't start their DPIE and state approvals until the school system gets its own permits — sometimes as late as July — pushing a 90-day process past the start of school. Families are left scrambling to find care. The workgroup is backing a fix to run these processes in parallel.
Edelen Property rezoning for ~530 single-family homes
A 254-acre former horse farm and sand mine site in Clinton could become one of the area's largest single-family communities. Residents spent two years telling the developer they want no more townhouses, and the plan is all detached homes at lower-than-master-plan density.
Social housing task force
The county wants to explore "social housing" — programs where government and nonprofits subsidize rent and protect residents from rent spikes or property sales. A new task force will study how that could work here and report back to the council and county executive.
Data centers policy direction
Residents told the Council their concerns about data center development in the county. The issue has drawn growing community attention as proposals move through the county.
Westphalia Town Center retail and residential expansion
A 139,607-square-foot shopping center plus 276 two-family attached homes at MD 4 and MD 373 will proceed under the Planning Board's approval. The council declined to review the plan.
Oakwood Preserve residential development appeal
Richmond American Homes' long-planned 112-home subdivision in Largo cleared its final design hurdle when the District Council affirmed the Planning Board over neighbors' appeals about flooding, forest loss, traffic, and an incomplete public record before the Planning Board hearing.
Affordable housing legislative package
A large batch of bills was introduced covering affordable housing sites, public-land affordability requirements, small landlord financing, tenant relocation notices, tenant rights guides, expedited health/safety enforcement and an affordable rental search portal. Most already cleared committees and await final votes.
Landover Metro affordable housing
New laws require the county to evaluate surplus land for affordable housing and reserve one-third of units on county-owned sites as affordable, with an executive waiver available — and a new annual list of sites suited for affordable development.
Flats at Glenridge Station surcharge waivers
The Council set the school facilities surcharge and public safety/behavioral health surcharge for Fiscal Year 2027 — fees charged on new development to help fund schools and public safety services.
Rent stabilization fees
DPIE defended its proposed fees for administering the Permanent Rent Stabilization Program, noting the program has only two funded staff while Montgomery County and DC spend far more. Council Member Harrison noted fees may be needed because the county's Housing Trust Fund is far smaller than neighboring jurisdictions'.
Metro City Phase 1 senior housing and assisted living
An existing nursing home on Powder Mill Road will expand to 162 care beds with nearly 25,000 square feet of new floor space. The council let the Hearing Examiner's conditional approval stand.
Saddle Ridge — 703 homes in Brandywine
D.R. Horton's 703-home community near Brandywine got final design approval 6-0 despite a neighbor's appeal about dangerous turns into his driveway, traffic capacity, and tree loss. The project has shrunk from an approved 955 units down to 703.
Major residential development approvals take effect without District Council review
The council declined to review the Planning Board's approval of a 12-home subdivision off Dower House Road, so the project can proceed under the board's conditions.
Upcoming oral arguments on large District 6 and District 9 subdivisions
D.R. Horton's large-scale subdivision near Accokeek Road gets final county approval with conditions, adding 450 detached homes and 253 townhouses to South County. Residents near Floral Park Road will see construction traffic and new neighbors; school and road capacity questions were part of the planning record.
210 On the Park affordable housing bond inducement
A $77 million, 150-unit affordable apartment complex near the Capitol Heights Metro is getting the county's blessing via revenue bonds and state tax credits. Units target households earning 40-60% of area median income.
Affordable Housing Fee Waivers — Flats at Glenridge Station
Developers who want a waiver from universal design housing requirements would pay higher waiver, technology and administrative fees under this resolution.
Metro Grove apartment plan deferral
A 250-unit, three-building multifamily project at Silver Hill Road and Suitland Parkway was pushed to the next session at the District 7 chair's request.
